Finding the right company to help you build your dream home can be tricky. You don’t want to have to micromanage the project yourself, but you also don’t want to give complete creative control to someone with a one-size-fits-all-mentality. At Pence Quality Homes, we’ve struck the perfect balance. We offer you the chance to give us your input every step of the way; then, once you’ve told us exactly what you want, you can sit back and watch our team of talented experts do all the heavy lifting. When you hire Pence Quality Homes to manage your homebuilding project, you’ll be involved in the following highly effective five-step process.

 

1. The Initial Consultation

First, you’ll meet personally with a Pence Quality Homes professional, who will help you to brainstorm. Do you want to modify an existing home plan to suit your special needs, or would you rather create a fully customized plan from scratch? Pence Quality Homes can accommodate either choice, in addition to major renovations on existing homes.and refine your vision of your ideal home. Duringthisstage, you’ll have a chance to discuss basics like:

  • What are your special needs? We’ll guide you in weighing factors like number of occupants, layout and spacing, special rooms and features, and more.
  • What are your time and financial constraints? During this phase, we’ll help you start thinking about a smart budget and schedule for your homebuilding project.

 

2. Creating a Concept Plan

Approximately a week after the initial consultation, we’ll meet again for an appointment with your architect. Pence Quality Homes can offer you a great deal of flexibility in choosing an architect for your project. You can leave it to us to assign one of our own talented professionals, so you can rest assured that you’re in experienced hands; or, if you’d prefer, we are also able to work with other local craftsmen. Within thirty days of this meeting, your architect will have a complete concept plan for you, which will include:

  • General specifications.
  • Floor plans.
  • Elevations.

 

3. Settling on the Final Plan

Within thirty days of finishing the concept plan, Pence Quality Homes will present you with a complete and final set of plans for your dream home. To set the construction phase in motion, you will:

  • See and approve all plans, including those for permitting.
  • Be informed of the fixed construction price for the project.
  • Sign the construction agreement.

 

4. Building Your Home

Once the final plan is in place, you’re home free! You can continue to meet with us at intervals as you see fit, or you can completely relax and leave the project in our hands. You can expect a timeline that looks something like this:

  • Within sixty days of final plan completion: Pence Quality Homes will secure a building permit.
  • Within fifteen days of acquiring permits: we’ll officially begin construction on your home.
  • Between approximately six and twelve months after building commences: construction will be completed.

 

5. Adding Personalized Finishes

While we take care of construction, you’ll have plenty of time to think about the customized touches that you want to see in your future home, and we’ll help you at every step of the way. Here are just a few of the perks of working with Pence Quality Homes during this stage:

  • So that you don’t have to gamble on outside vendors of unknown quality, we can set up meetings for you with our own professionals, who have proven track records of excellence and reliability. Or, if you’ve worked in the past with vendors whom you trust, we’re morethan happy to cooperate with them.
  • Our vendors are committed to making this process as convenient and easy for you as possible, and most are even available to meet with you to show you work samples in the comfort of your own home.
  • If you need help realizing the interior of your dream home in addition to the exterior, PenceQuality Homes can provide interior decorating services as part of your overall package, at no added cost. We can also work with other local (Arlington, McLean, and elsewhere in Northern Virginia) interior decorators.
